Surging Demand For Affordable Property

Demand for property priced at R500 000 to R1 000 000 is at an all-time high in the popular Pretoria suburb of Moreleta Park.

The past few years have seen dramatic changes in local property trends, says Vanessa Sofianos, newly-appointed director and principal agent of the local RealNet franchise, but one thing has not change, and that is that demand in the affordable range continues to grow rapidly.

The reason, she says, is that first-time buyers realise that Moreleta Park offers a golden opportunity to invest in a home of their own that promises great growth potential. Sectional title units are especially sought-after (see photo) and demand for rental stock in this category has further boosted this market thanks to healthy increases in rental incomes earned by investors.

“However, Moreleta Park is an upmarket suburb with an assortment of properties catering not only for entry-level buyers but also for those in search of luxury homes. In addition, it is ideally located for quick access to Centurion, Johannesburg or central Pretoria as it is close to the N1, N4 and R21, which further boosts its popularity.”

Sofianos, who holds a diploma in marketing management and has extensive experience as a qualified estate agent and auctioneer, adds that the revamped RealNet Moreleta Park franchise has the firm objective of offering local clients the best advice and service in the industry.

She will be responsible for positioning the franchise and for day-to-day management, while new owners André and Wilhelm Steyn will bring their respective professional experience to bear. Wilhelm is a qualified attorney and conveyancer and André is a qualified auditor.

“We will differentiate ourselves by offering sellers additional services. With our multidisciplinary approach, we can offer clients the best option for their individual circumstances. We can market homes through the usual real estate channels as well as offering an auction service in cases where sales are urgent, and we also offer specialised rental services,” Sofianos says.
