Real estate photography has become an important part of the home selling process.

Many potential buyers depend on photographs before making an appointment to view a house.

The first impressions that you create on those photos could make or break the sale. There are many things that you can do to present your house in the best way possible in the photos. A little bit of time and effort can go a long way and you’ll thank yourself for doing it once buyers start contacting you. 

1 – Use the garage for storage

Spare rooms and home offices are often used as storage locations, but this is detrimental when creating a great first impression of your house.

It can easily come across as clutter and this is something that buyers will shy away from.

Move all the extra items you don’t need into the garage. The garage isn’t always photographed so it will be safe and out of the way. The photographer can then capture the beauty of the rooms and display their functions without including toys, clothes, and other items in their shots.

If you really want to include a photo of the garage, you can then capture it before storing your items. 

2 – Clear outside clutter

Just like you would remove inside clutter from your house, you need to do the same for outside clutter, too.

Homebuyers want to see the potential of the yard and outside area, and they are not going to do that if you have rakes and garden hoses lying around everywhere.

Pack your gardening equipment away before the photographer takes pictures of your garden. You can also consider getting rid of unnecessary pot plants that are no longer serving a function outside and move them indoors. 

3 – Refresh the landscaping

On the topic of cleaning up the outdoor areas of your home, it would be an excellent idea to refresh your landscaping.

It is not necessary to buy new plants or plant new trees, but you need to freshen up the plants and flowers that you already have.

The first step would be to mow the lawn. Long grass always projects the idea that the owners don’t care enough about the maintenance of the yard or the house. You can then rearrange the pot plants to add some colour to your garden.

Hang a few outdoor ornaments and voila! The garden is as good as new. 

4 – Tidy the bathroom

The bathroom is one of the main selling points of the house and it needs to be in tip-top shape.

Many homeowners remodel their bathrooms before selling but this is not always necessary.

You simply have to make sure that the bathroom is clean and tidy. This means that you need to give the walls, the shower, and the bath a good scrubbing. Make sure that the clothes are either in the clothes hamper or completely removed from the bathroom. If you have old bathmats, replace them with new ones and put out fresh towels. 

5 – Prepare the windows and lights

Photographers need to make sure that there is just the right amount of light to create a certain atmosphere in their photos. You don’t want your house to be captured in the wrong light where the potential buyer can’t see the magnificence of your home.

Natural light is a great way to boost the lighting in a room but make sure that it isn’t too bright. Close some of the windows or draw some of the curtains for the perfect effect. You can also change the lightbulbs and leave the lights on when the photographer comes round to take photos. 

These few tricks will definitely help you to capture your house in the best way possible.
