Maybe you have decided it’s time to trade the busy lifestyle of the city for the peacefulness of the coastal areas. Or you might need to upgrade your current house to a bigger one because you are starting a family.

In the end, it doesn’t really matter what the reason for selling is, you just have to make sure that your house is in tip-top shape when you do!

And the better it looks, the higher your asking price can be!

Unless you are working with a tight budget, here are a few things that are an absolute must before selling your home:

#1 – Update your flooring

Floors wear out very easily because we use them every single day. By the time you decide to sell your house, they might need some extra TLC. The type of floor you choose will depend on your house.

You can never go wrong with hardwood floors and it adds to the decorative element of the house.

Carpets are generally a no-no especially in the modern market where many homeowners are young. Younger buyers prefer convenience and carpets can be high maintenance. Make sure that you choose the valuable option and a durable option.

#2 – Freshen up your paint

There are very few homes that can’t be spruced up with a new coat of paint.

Even if your walls aren’t dirty or scraped, a new colour scheme will make the house look as good as new.

If you have bright colours on your walls, it would be a good idea to repaint them with a more neutral colour. This will appeal to a wider range of buyers. Remember that painting is not just for the inside; you need to take care of the outside walls as well.

First impressions always last.

#3 – Give your kitchen a face-lift

The kitchen is often the top priority of the buyer because it is the heart of the home.

An unkempt kitchen in an otherwise beautiful house can be an immediate turnoff.

You don’t have to completely remodel the entire kitchen if your budget does not fit it but there are small things you can do to make it more appealing.

You can replace cabinet handles, install new counters, or add a backsplash. These few changes can make a huge difference in the look and feel of an old kitchen. If you are not sure what to replace or change, you can always speak to a real estate agent to find out which trends buyers are currently looking for.

#4 – Enhance your landscaping

Curb appeal is everything – after all, the first image buyers see when they walk onto the driveway is the image that will stay with them forever, so make sure it’s a good one!

Landscaping is one of the most important projects to tackle when selling a home.

The goal is to make the yard as beautiful as possible. You can create luxurious outdoor backyards with koi ponds and rock pools, or you can keep it simple by planting shrubs along the sidewalk and adding a few more flowers to the garden.

#5 – Replace or repair your windows

Windows are often in need of repair, especially if you have been living in the house for a good few years.

Minor fixes generally do the job but you might want to consider replacing the windows altogether. The modern buyer wants as much natural light as possible. If your windows are very small, you can replace them with bigger windows that highlight all the features of the home.

Buyers should be attracted to your home when you list it and with these few changes, you are bound to appeal to a wider market.
