Follow This Must-Do List Before Selling Your Home!

Selling your home is a big step in a financial sense, but it can also be emotionally taxing, especially if you have lived in the house for a very long time.

In between all these emotions and organizing that you have to sift through, it can be very easy to forget about the important things that you need to do before you can hand the keys of your castle over to a new king and queen.

To make things easier for you, you can follow this must-do list before selling your home to make sure you checked all the boxes:

(1)  Present a completed home inspection report

A serious buyer might want to inspect your home before buying it.

If you are a step ahead of them, they will have so much more confidence in you, the seller!

It is not something that is ridiculously expensive and you will get a thorough report on the house in its entirety. You can then choose to repair or replace anything that might be broken or faulty so that the house is in tip-top shape ahead of the marketing.

This will create a trusting relationship between the buyer and the seller, making negotiations that much smoother.

(2)  Repair the small things

Why wait until a home inspection report to tell you what you need to repair in your house?

If you can see small things that need fixing, do it yourself!

Simple things like replacing old doorknobs or giving the window frames a good polish can give the house an overall fresher look, making it look almost brand new. These are all things that you can get at the hardware store and they are so easy to do, you don’t even need to hire a contractor or a professional for it.

(3)  Make sure your real estate agent is competent

The worst thing you can do is hire a real estate agent who is lazy, disinterested and uneducated about the property sphere.

A competent real estate agent will give you tips that you can implement in order to make sure you get the amount that you want for the house and s/he will advise you on legalities!

Make sure that your real estate agent knows how to work with online listings. After all, studies have shown that most buyers find their perfect home online and via social media pages.

(4)  Put a realistic price on your home

You have invested a lot of time and money into your home which is why it is understandable that you would want the best possible price for it.

However, you need to be realistic about your asking price and this is where a competent real estate agent can advise you. One ought to avoid overpricing the property as (1) there won’t be many interested buyers wanting to visit, and (2) it’ll quickly get a negative mark (“What’s wrong with this property that it hasn’t sold yet?”).

Model your house price based on the neighborhood and similar “For Sale” houses that are in your area.

(5)  Ensure the exterior and interior are on display

When people shop for houses, they want to envision themselves living there. So, it’s of no use that there are only photos of the inside or the outside of the house displayed in the marketing: both inside and outside photos are equally important!

Make sure when the agent (or professional photographer) takes these photos that there is enough light, that the house is clean and that the garden is tidied up. There are so many things that you can do to make your house look more appealing in order to sell it fast(er).
