• The SDP does not adequately comply with the urban design policy.
• The urban design footprint is parking led, monotonous and has too little variation with respect to built form.
• Insufficient open space is provided for in the higher density area.
• Consideration is not given to the linking of the proposed restored wetland with the stormwater detention pond by a means other than a culvert.
• Adequate setbacks are not provided for on the southern eastern edge to enable retention of the existing eucalyptus trees.
